BETWEEN

Sri/Smt. ______________, son/daughter/wife of __________________, _________ by religion, ________ by occupation, resident of _____________________(Address with pin code), P.O. & P.S. ____________, Dist. __________ (which expression shall mean and include unless excluded by or repugnant to the context his heirs, legal representatives, successors and assigns) hereinafter called the ‘Lessor’ of the One Part.

AND

Sri/Smt. ________________, son/daughter/wife of Sri/Smt. ______________, ____________ by religion, ____________ by occupation, resident of ______________, P.O. & P.S. _____________, Dist. ____________ (which expression shall mean and include unless excluded by or repugnant to the context her heirs, legal representatives, successors and assigns) hereinafter called the ‘Lessee’ of the Other Part.

WHEREAS the Lessor is the absolute owner in possession of land measuring ______ acre or ______ Kathas included in Plot no.______ (New) part, recorded in Khatian No. ______ of Mouza ________, Police Station __________, Dist. ___________ by virtue of Deed of Partition being No.__________ for the year _________ registered in the office of Sub-Registrar, _____________ on _______ day_____ month _____ year and the said land is fully described herein below.

AND

WHEREAS the Lessee requires the aforesaid land of the Lessor for the purpose of running her business and as such approached the Lessor to grant her the Lease of the below scheduled land on certain terms and conditions.

WHEREAS BOTH THE LESSOR AND LESSEE AGREE TO THE FOLLOWING TERMS AND CONDITIONS: -

THAT the Lessor agrees to Lease out the land measuring ________ acre or _________ Khathas fully described in the schedule below to the Lessee with effect from _______ Day of _________ month__________ year for a period of _______ (in word) years on payment of annual rent of Rs. _________.
THAT the Lessee agrees to take the aforesaid piece land fully described in the schedule below on Lease. She shall pay the rent hereby reserved annually to the Lessor.
THAT the Lessee Sri/Smt. __________________ can erect or construct building, structures on the below scheduled land at her own cost for the purpose of conducting her business therein for which the Lessor has got no objection.
THAT the responsibility to pay all rates, taxes and charges which are payable or may so become at a future date in respect with Leased land, shall rest upon the Lessor.
THAT the Lessee shall not transfer or sublet her rights under this Lease without the written consent of the Lessor.
THAT the tenancy hereby created shall be determinable at the option of Lessor or Lessee by giving six month notice in writing.
