Now these presents witnesses and the parties hereof agree as follows:- that the first parties are the absolute owner of building premises situated at bye lane of ____________________________________________(Address with pin code, P.S, P.O and District).

Whereas the First Parties shall let out and the Second Parties shall take on monthly tenancy basis one godown on ground floor of the building premises of first party fully described in the schedule below on monthly rental basic for a fixed period of three years from this date under the terms and conditions:-
- That the tenant shall deposit Security Money with the landlord a sum of Rs. ___________________ (Rupees in word) and the monthly rent for the said below schedule godown has been fixed at Rs. _______________ (Rupees in word ) only per month .
- That the rent for each month of tenancy amounting to Rs. _____________ shall be payable after adjustment of Rs. ________________ against advance of Rs. _________________ which means the second party shall pay monthly rent amounting to Rs._______________ within the first seven days of each succeeding month of tenancy.
- That the Second Parties/Tenant shall use the tenanted godown as described in the schedule below only for his business purpose/wholesale/retail business etc. or any others lawful business and not for any illegal acts or deeds.
- That the Second Parties shall pay regularly and punctually all the charges for consumption of electricity , according to the reading of the meter/sub-meter as per the rate present rate of Rs. _________ (Rupees in word) only per unit. It is pertinent to mention here that if the rate of consumption of electricity shall be increased by the ____________________________(Name of State Electricity Board). the Second Parties shall be liable to make the payment of consumption of electricity as per increase rate.
- That the Second Parties/Tenant shall not sub-let the Tenanted godown or any part thereof to any other person or party.
- That the Second Parties/Tenant shall not make any material alteration or addition of the condition of the tenanted godown without the written consent of the First Parties.
- That the Second Parties/Tenant shall keep and maintain the tenanted godown in good conditions.
- That if any damage cause by the Second Parties/Tenant within in the Tenanted godown that should be repaired by the Second Parties/Tenant without any delay at his own cost.
- That the Second Parties/Tenant shall not store or keep any highly inflammable goods or materials in the Tenanted godown which may cause damage to the building of the First Party.
- That the First Party or his authorized person shall be entitled to inspect the Tenanted godown at any reasonable time and hour in presence of the Second Parties/Tenant.
- That the First Party shall be liable to make effective repairing whenever necessary and the Second Parties shall not raise any objection for the same.
- That in case of any disputes arises between the parties due to violation of any of the terms of this agreement by any party, the same shall be dealt with in accordance of the ___________________ (Name of State) premises Tenancy Act, 1998 as amend up-to-date.
- That the second party shall keep the passage clear for all the habitants of building premises.
- That after three years this agreement shall be automatically terminated/ cancelled and the second party shall handover the vacant possession of godown premises to the first party.
